LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 324 C.D. 2026 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, November 18, A.D. 2026 at 10:15 a.m., E.S.T.:

ALL THAT CERTAIN piece, parcel or lot of land situate in the City of Bradford, County of McKean, and Commonwealth of Pennsylvania, bounded and described as follows:

BEGINNING at a point on the south side of Walker Avenue, said point being nine and seventy-five hundred feet (9.75 ft.) from Stone Monument in the northwest corner of lot now or formerly owned by Thomas J. Wheeler; thence southerly at right angles with Walker Avenue, fifty-eight and nine hundred feet (58.9 ft.) to the Stone Monument in the Erie right-of-way; thence westerly thirty-two and thirty-five hundredths feet (32.35 ft.)to a point; thence northerly sixty-one and ten hundredths feet (61.10 ft.) to a point in the south side Walker Avenue; thence easterly along south side of Walker Avenue thirty-two and six-two hundredths feet (32.62 ft.) to the place of beginning, as per survey of A.G. McComb, C.E. November 12, 1897.

TOGETHER with all improvements located thereon.

BEING THE SAME PREMISES conveyed to Matthew B. Vance and Shannon L. Vance as tenants by the entireties by virtue of a Deed dated June 4, 2024 and recorded on June 4, 2024 in McKean County Record Book 1061, Page 416.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Matthew B. and Shannon L. Vance at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on November 18, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
