LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 614 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, November 18, A.D. 2026 at 10:00 a.m., E.S.T.:

ALL THAT CERTAIN piece, parcel or lot of land situate, lying and being in the Village of

CLERMONT, Sergeant Township, McKean County, Pennsylvania, bounded and described as follows:

BEGINNING at an iron pipe marking the southwest corner of the Donald Simonds property;

thence north seventy-six degrees, fifteen minutes east (N. 76° 15’ E.) along the southerly line of Donald Simonds property approximately one hundred feet (100 ft.) to an iron pipe; thence in a southerly direction approximately fifty feet (50 ft.) to an iron pipe; thence south seventy-five degrees fifty-seven minutes west (S. 75° 57’ W.) approximately one hundred feet (100 ft.) to an iron pipe; thence north thirteen degrees forty-three minutes west (N. 13° 43’ W.) forty-eight feet (48 ft.) to the place of beginning.

TOGETHER with all improvements located thereon.

BEING THE SAME PREMISES conveyed to Patricia A. Miller by virtue of a Deed dated May 6, 1994 and recorded on May 13, 1994 in McKean County Record Book 191, Page 742. On December 27, 2024 Patricia A. Miller died.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Michael Miller, solely in his capacity as heir of the Estate of Patricia Miller, deceased and the Unknown heirs at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on November 18, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
