LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No.126 C.D. 2026 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, August 26, A.D. 2026 at 10:00 a.m., E.D.S.T.:

ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND situate and lying along the southeasterly side of the East Mill Street (Route 42050) in the Borough of Port Allegany, County of McKean, and Commonwealth of Pennsylvania, and being more particularly bounded and described as

follows:

BEGINNING at a point in the center line of East Mill Street; the northeast corner of lands formerly of Mary F. Manning, being the most northly corner of lands conveyed to Arthur P. Smith as recorded in McKean County Deed Book 400 Page 791;

THENCE from the place of beginning South four degrees twenty-six minutes twenty seconds east (S. 4° 26' 20'' E.) along the east line of said Smith lands a distance of two hundred seven and ninety-two hundredths (207.92) feet to a 1'' pipe set, the southerly point of lands described herein;

THENCE North forty degrees fifty-eight minutes thirty seconds West (N. 40° 58' 30'' W.) through Smith lands a distance of one hundred sixty-eight (168.0) feet to a point in the center of East Mill Street.

THENCE North forty-nine degrees twenty-eight minutes East (N. 49° 28' E.) along East Mill Street a distance of one hundred twenty-three and seventy-eight hundredths (123.78) feet to the place of beginning.

CONTAINING a total of (10,400 square feet) 0.24 acres as shown on a survey map dated September 18,1990 by Gregory C. Bell, Surveyor.

UNDER AND SUBJECT TO all right-of-way, restrictions and reservations as will appear of record.

BEING THE SAME PREMISES conveyed to Kevin J. Baer by virtue of a Deed dated July 29, 2025 and recorded on August 4, 2025 in McKean County Record Book 1089, Page 377. On September 7, 2025, Kevin J. Baer died and was survived by his wife, Brenda Baer and his daughters, Brook Barry and Bryana Baer.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Brenda Baer, Brooke Barry and Bryana Baer solely in their capacity as Heirs of the Estate of Kevin J. Baer and All Unknown Heirs at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in

interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on August 26, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
