LEGAL NOTICE By virtue of the within Writ of Execution

LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 66 C.D. 2026 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, July 29, A.D. 2026 at 10:00 a.m., E.D.S.T.:

ALL THAT CERTAIN piece, parcel or lot of land situate in the Township of Foster, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows, to wit:

BEGINNING at a point in the northeasterly side of Woodlawn Avenue as laid out in the lands of the Case Land Company Addition, adjoining the northern limits of the City of Bradford at a point on said northeasterly side of Woodlawn Avenue, distant two hundred thirty (230) feet from the intersection of said line of Woodlawn Avenue, with East Main Street, a public highway in said Township leading northerly in the extension of East Main Street of the City of Bradford toward Limestone, which point of intersection, of said northeasterly side of Woodlawn Avenue and East Main Street is distant four hundred twenty-nine (429) feet northerly as measured along said East Main Street from the said City line of the City of Bradford .

Thence northeasterly at right angles to the northeasterly line of Woodlawn Avenue and along the westerly line of the lot contracted by the Case Land Company to Raymond O. Wacker and Madgalene Wacker, husband and wife, one hundred fifty(150) feet to a point;

Thence northwesterly parallel with Woodlawn Avenue sixty feet to a point;

Thence southwesterly parallel with first line one hundred fifty (150) feet to Woodlawn Avenue;

Thence along the said Woodlawn Avenue sixty (60) feet to the place of beginning.

EXCEPTING AND RESERVING the oil, gas and other mineral on, in or under said premises, and subject to all outstanding oil and gas leases.

FURTHER, SUBJECT TO an agreement set forth in Deed dated May 19,1922 of Case Land Company to Frank P. Wiltse, wherein the said Frank P. Wiltse, for himself, his heirs, executors, administrators and assigns, agreed that no barns, garages, or any outbuildings shall be placed or erected on said premises above described unless such barns, garages, or outbuilding are located at least one hundred (100) feet from the street fronting said lot.

SUBJECT to that certain Right-of-Way Grant between William T. Wiltse and Foster Township Authority dated May 31, 1962 and recorded in Deed Book 406, Page 861.

BEING THE SAME PREMISES conveyed to Timothy H. Moore and Joyce E. Moore, as joint tenants with right of survivorship by virtue of a Deed date October 6, 2008 and recorded on October 10, 2008 on McKean County Record Book 609, Page 703.

On June 29, 2015 Timothy H. Moore died and was survived by Joyce E. Moore. On March 25, 2025 Joyce E. Moore died and was survived by her daughter, Susan Wiltse and her son Theodore Wiltse, Jr.

BEING FURTHER IDENTIFIED as McKean County Tax Assessment Map No. 21-019-418 as shown on the assessment map in the Records of McKean County, Pennsylvania.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Susan Wiltse and Theodore Wiltse, Jr. solely in their capacity as heirs of the Estate of Joyce E. Moore and All Unknown Heirs at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on July 29, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
