LEGAL NOTICE By virtue of the within Writ of Execution

LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 36 C.D. 2026 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, July 1, A.D. 2026 at 10:00 a.m., E.D.S.T.:

ALL THISE TWO (2) pieces, parcels or lots of land situate, lying, and being in the Borough of Mt. Jewett, County of McKean, and Commonwealth of Pennsylvania, bounded and described as follows:

FIRST: BEGINNING in the east line of Mechanic Street, now Boyd Street, at a post in the northwest corner of Lot No. 1 on said street; thence from said post in the north line of said Lot No. 1 at right angles from said street, south eighty-seven degrees east fifty-five feet (S. 87° E. 55ft.); thence, parallel with said Mechanic Street, now Boyd Street, north three degrees east fifty-seven feet (N. 3° E. 57 ft.) more or less, to a post in the south line of Lot No. 3 on said street; thence along line of said Lot No. 3 north eight-seven degrees west fifty-five feet (N. 87° W. 55 ft.) to a post in the east line of said street, being the southwest corner of Lot No. 3; thence south three degrees west fifty-seven feet (S. 3° W. 57 ft.), more or less, to the place of beginning. Being Lot No. 2 on Mechanic Street, now Boyd Street, and being part of Warrant No. 2703

: BEGINNING at a post, the northwest corner of a lot of land conveyed by John R. Johnson and wife, P.A. Oaks, by deed dated August 20,1918; thence along the north line of said land south eighty-seven degrees east sixty-two feet (S. 87° E. 62 ft.), more or less, to the west line of land formerly belonging to Charley Anders; thence along said land north three degrees east fifty-seven feet (N. 3°E. 57 ft.), more or less, to a post in the south line of land formerly of Samuel Phillips; thence along said land formerly of Phillips, north eighty-seven degrees west sixty-two feet (N. 87° W. 62ft.), more or less to a post; thence along the east line of the lot of land described at First hereof, south three degrees west fifty-seven feet(S. 3° W. 57 ft.), more or less, to the place of beginning.

TOGETHER with all improvements locate thereon.

BEING THE SAME PREMISES conveyed to Kevin S. Brown and Carolyn A. Brown, husband and wife, as tenants by the entireties with right of survivorship by virtue a Deed dated June 2, 2010 and recorded on June 3, 2010 in McKean County Record Book 659, Page 540. In July 2025 Kevin Brown died thereby making Carolyn A. Brown the sole owner.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Carolyn A. Brown at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on July 1, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
