LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No.382 C.D. 2023/34 ED 2023 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, June 3, A.D. 2026 at 10:00 a.m., E.D.S.T.:

ALL THAT CERTAIN piece, parcel or lot of land situate, lying and being in the Township of Otto, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows:

BEGINNING at a previously set ½ inch steel pin and cap a the Northwest corner of the lands now or formerly of Downey;

Thence along the South side of Looker Mountain Road, North 71° 54’ 49” East, a distance of 56.57 feet to a point;

Thence continuing along the South side of the road, North 70° 58’ 19” East, a distance of 52.96 feet to a point;

Thence through lands now or formerly of Downey, South 11° 35’ 41” East, a distance of 203.25 feet;

Thence continuing South 78° 24’ 19” West, a distance of 108.72 feet to a previously set ½ inch steel pin and cap;

Thence along the lands now or formerly of Rixford Evangelical Church, North 11° 35’ 41” West, a distance of 190.00 feet to the point and place of beginning.

Containing 0.490 acre of land.

BEING THE SAME PREMISES conveyed to James M. Waid and Sarah M. Waid, Husband and Wife, by virtue of a Deed dated September 21, 2017 and recorded on September 29, 2017 in McKean County Record Book 882, Page 699.

BEING FURTHER IDENTIFIED as Tax Map No. 28-011-115-01 as shown on the assessment map in the records of McKean County, Pennsylvania

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Jason M. Waid and Sarah M. Waid at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on June 3, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
