LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 585 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, May 20, A.D. 2026 at 10:00 a.m., E.D.S.T.:

ALL THAT CERTAIN piece, parcel, or lot of land situate, lying, and being in the Township of Foster, County of McKean, and Commonwealth of Pennsylvania, bounded and described as follows:

BEGINNING at a 1 inch iron pipe, said iron pipe being situate at the northeast corner of the land of Gertrude Hooker; thence South 71°

West 200 feet along the north line of the lands of Gertrude Hooker to an iron pipe; thence North 63° 40' West 36 feet to an iron pipe;

thence North 83° 40' West 170.2 feet to the southern boundary of the road leading from the Bolivar Run macadam road to the residence of H. W. Cross; thence along the south boundary of said road North 76° 45' East 208.5 feet to a point; thence North along the southern boundary line of said road 82° 30' East 112 feet to the center of the road way running to the property of Gertrude Hooker;

thence North 65° East 65.5 feet to a point, said point being situate in the southerly lime of the lot leading from the Bolivar Run macadam road to the residence of H. W. Cross and being southerly from a 1 inch iron pipe situate in the center of said road; thence South 19° East 67.2 feet to the place of beginning.

BEING a part of the Warrant Nos. 4334 and 4009. MAP #21-014-210.

UNDER and SUBJECT TO all restrictions, reservations, easements, right of way, outsales or other matters of record or apparent by visual inspection.

BEING the same premises conveyed by Myrtle A. Byerly, window; Donald L. Byerly and Dyann Byerly, husband and wife, and Robert E. Byerly and Janice F. Byerly, husband and wife, to Lucas D. Hartzell, by deed dated August 17, 2000, and recorded August 23, 2000, in McKean County Record

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on May 20, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
