LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 650 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, April 29, A.D. 2026 at 10:00 a.m., E.D.S.T.:

ALL THOSE CERTAIN pieces, parcels or lots of land situate in the Village of Rixford, Township of Otto, County of McKean, and Commonwealth of Pennsylvania, bounded and described as follows. To-wit:

FIRST: Lot No. 38 of the Bartlett Addition to said village as shown by the survey and plot made by E. Norton; said lot lying on the North side of Bartlett Street, having a frontage on said street of thirty (30) feet and running back from the center of said street ninety-five (95) feet, being the same premises conveyed by D. H. Moffatt, single, to R. Burdick by deed dated May 14, 1903 and recorded in the Recorder’s Office of McKean County in Deed Book Vol. 178, page 382.

SECOND: Lot No. 39 of Bartlett Addition to said village as shown by the survey and plot made by E. Norton, said lot being situate on the North side of Bartlett Street and having a frontage on said Bartlett Street of thirty (30) feet and running back from the center of said street, ninety-five (95) feet, being the same premises conveyed by Harvey Knox and Elizabeth Knox, his wife, to Ralph Burdick, by deed dated August 1, 1889 and recorded in the Recorder’s Office of McKean County in Deed Book Vol. 178, page 379 on March 11, 1919

THIRD: Lot No. 40 and Lot No. 41 of Bartlett Addition to said village as shown by survey and plot made by E. Norton, said lots being situate at the northwest corner of Bartlett and Washington Streets and being eighty (80) feet front on Washington Street, and sixty (60) feet front on Bartless Street, being the same premises conveyed by W. D. Brennan and Mary Brennan, his wife, to Ralph Burdick by deed dated April 11, 1889.

FOURTH: Lot No. 14 of Bartlett Addition to said village as shown by survey and plot made by E. Norton, said lot being situate on the South side of Main Street and having a frontage on said street of thirty (30) feet and running back from said street eighty (80) feet. Being the same premises conveyed by Frank C. Buckley and Margaret Buckley, his wife, to Ralph Burdick by deed dated November 10, 1902 and recorded in the Recorder’s Office of McKean County on March 11, 1919 in Deed Book Vol. 178, page 380.

FIFTH: Lot Nos. 15, 16, and 17 of Bartlett Addition to said village as shown by survey and plot made by E. Norton, said lots having each a frontage of eighty (80) feet, on the south side of Main Street and running back from said street eighty (80) feet, being the same premises conveyed by Daniel Burdick to Ralph Burdick by deed dated November 15, 1902 and recorded in the Recorder’s Office of McKean County on March 11, 1919 in Deed Book Vol. 178 page 381.

BEING THE SAME PREMISES conveyed to Wilfredo U. Colon and Michaelah C. Colon, husband and wife, by virtue of a Deed dated July 23, 2021 and recorded on August 9, 2021 in McKean County Record Book 986, Page 447.

BEING FURTHER IDENTIFIED as McKean County Tax Map No. 28-011-142 as shown on the assessment map in the recorded of McKean County, Pennsylvania.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Wilfredo U. and Michaelah C. Colon at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on April 29, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
