LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 673 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, April 29, A.D. 2026 at 10:15 a.m., E.D.S.T.:

ALL THAT CERTAIN piece, parcel or lot of land situate in the Township of Bradford, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows, to-wit:

BEGINNING at a point on the west side of what is commonly known as Back Road leading from Custer City to Bradford, said point being approximately three hundred thirty-six (336) feet from the intersection of the said Back Road with the crossroad to Custer City, and said point marking the northeast corner of the Bradford Electric Company lot, now Pennsylvania Electric Company lot;

thence westerly along the line of the said Pennsylvania Electric Company lot, fifty-five (55) feet, more or less, to a telephone pole;

thence northerly sixty-two (62) feet, more or less, to a concrete stake;

thence easterly fifty-five (55) feet, more or less, to the said Back Road;

thence southerly along said Back Road sixty-two (62) feet, more or less, to the place of beginning.

SUBJECT TO all oil and gas rights as reserved, exceptions, reservations, rights of way, etc. as may appear in the chain of title.

BEING THE SAME PREMISES conveyed to Bruce A. McCormick, Jr. by virtue of a Deed dated July 12, 2006 and recorded on July 14, 2006 in McKean County Record Book 534, Page 302.

BEING FURTHER IDENTIFIED as McKean County Tax Map No. 17-015-123.01 as shown on the assessment map in the Records of McKean County, PA.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Bruce A. McCormick, Jr. at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on April 29, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
