LEGAL NOTICE
By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 528 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, February 4, A.D. 2026 at 10:00 a.m., E.S.T.:
ALL THOSE CERTAIN pieces, parcels of land situate on the Old Lot 131, on Warrant 3316, in Bradford Township, now in the Second Ward of the City of Bradford, County of McKean, and Commonwealth of Pennsylvania, bounded and described as follows,
I.
BEGINNING at a point in the eastern line of Congress Street and at the northwestern corner of Lot 127, said lot being deeded by Harlow Pike and wife, to Milton I. Deuel by Deed dated December 20, 1900, as shown and numbered on the map of Pike Farm;
thence Easterly and along the northern line of Lot No. 127, one hundred (100) feet, more or less, to a post, being also the northeast corner of Lot 127;
thence, Northerly, thirty-five (35) feet, more or less to a post;
thence Westerly and parallel with the before mentioned northern line of Lot 127, one hundred (100) feet, more or less, to a post in the eastern line of Congress Street;
thence Southerly and along the said eastern line of Congress Street, thirty-five (35) feet, more or less, to the place of beginning.
CONTAINING thirty-five hundred (3500) square feet of land, more or less, and being part of Lot 128, as shown and numbered on the Map of the Pike Farm, as surveyed and drafted by Frank M. Webster, surveyor.
II.
BEGINNING at an iron pipe in the easterly line of Congress Street as widened by Ordinance number 653 of the City of Bradford and the view of the Court of Common Pleas, said iron pipe being one hundred thirty-four feet northerly along said line from the northeasterly corner of Congress Street and Clinton Street and also marking the northwesterly corner of lot now or formerly owned by Lillian E. Cable, Widow, formerly Lillian E. Dana;
thence Easterly along the northerly line of said lot, seventy-one and four-tenths (71.4) feet to an iron pipe;
thence Northerly parallel to Congress Street four (4) feet to an iron pipe;
thence Westerly parallel to the northerly line of said lot now or formerly owned by Lillian E. Cable, Widow, formerly Lillian E. Dana herein, seventy-one and four tenths (71.4) feet to an iron pipe in the said easterly line of Congress Street;
thence Southerly along said line, four (4) feet to an iron pipe the place of beginning.
III.
BEGINNING at a pipe at the southwest corner of a lot of land conveyed to E. N. Dana and F. W. Dana by Deed dated June 1, 1911 and recorded in the Office of the Recorder of Deeds in and for the County of McKean and Commonwealth of Pennsylvania, in Deed Book Vol 157, at Page 459&c, said pipe also being located ninety-nine feet North of Clinton Street ninety-five and nine-tenths (95.9) feet East of the present line of Congress Street;
thence North 6° 30’ West along the West line of the said now or former Dana lot twenty-three and four-tenths (23.4) feet to a pipe;
thence North 86° 40’ East thirty-seven (37) feet to a pipe in the east line of the said now or former Dana lot;
thence South 9° 0’ West along said now or former Dana’s East line twenty-six and six-tenths (26.6) feet to an iron bar at the southeast corner thereof;
thence North 88° 20’ West along the south line of said now or former Dana lot thirty (30) feet to the place of beginning.
TOGETHER WITH a right-of-way across a certain driveway situate immediately north of the hereinabove described parcel of land set out at No. II. Being the same right-of-way given and granted to Lillian E. Cable, Widow, formerly Lillian E. Dana by Reva Dana Gormley and Harry L. Gormley, her husband, dated January 31, 1957, and recorded March 18, 1957, in and for the records of McKean County, Pennsylvania in Deed Book Volume 364, Page 324&c.
SUBJECT TO that certain right-of-way by and between Charles F. Ansell and National Fuel Gas Distribution Corporation, dated October 20, 1977 and recorded December 12, 1977 in and for the records of McKean County in Deed Book 509, page 378.
BEING THE SAME PREMISES conveyed to Leean M. Westlake by virtue of a Deed dated June 5, 2024 and recorded on June 7, 2024 in McKean County Record 1061, Page 827.
BEING FURTHER IDENTIFIED as McKean County Tax Assessment Map No. 02-018-110 as shown on the assessment map in the Records of McKean County, Pennsylvania.
SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Leean Michael Westlake at the suit of Hamlin Bank and Trust Company
Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on February 4, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
