LEGAL NOTICE
By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 19 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, February 4, A.D. 2026 at 10:15 a.m., E.S.T.:
ALL THOSE CERTAIN pieces, parcels or lots of land situate in Keating Township, McKean County, Pennsylvania, bounded and described as follows:
PARCEL I:
BEGINNING at a point in the southerly bounds of the highway from Cyclone to Beartown which point is North 73 degrees 50
minutes East one hundred thirty-nine and seven tenths (139.7) feet and North 61 degrees 27 minutes East one hundred five
(105) feet from the point of intersection of the said southerly bounds of the said highway and the west boundary of Lot 579;
THENCE, South 27 degrees 03 minutes East one hundred twenty-four and two tenths (124.2) feet to a point;
THENCE, North 57 degrees 26 minutes East, seventy- five (75) feet to a point;
THENCE, North 24 degrees 45 minutes West one hundred thirty-four and five tenths (134.5) feet to a point in the said southerly bounds of the said highway;
THENCE, by the said Southerly bounds of the said. highway, parallel to and twenty -five (25) feet from the center line of the said highway, South 50 degrees 49 minutes West eighty-one and eight-tenths (81.8) feet to the place of beginning.
CONTAINING 9,963 square feet, more or less, being part of the Bingham Satterfield Lots 569 and 579, Warrants 2268 and 2262. Bearings given are magnetic. There is erected upon this lot a house.
PARCEL II:
BEGINNING at a point north 73 degrees 50 minutes East and South 27 degrees 03 minutes East one hundred twenty -four and two-tenths (124.2) feet from the point of intersection of the Southerly bounds of the highway leading from Cyclone to Beartown and West boundary of Lot 579;
THENCE, continuing south 27 degrees 03 minutes East one hundred sixty-five and five-tenths (165.5) feet to a point;
THENCE, North 57 degrees 26 minutes East sixty-eight and five tenths (68.5) feet to a point;
THENCE, North 24 degrees 45 minutes West one hundred sixty-five and five-tenth (165.5) feet to a point;
THENCE, South 57 degrees 26 minutes West seventy-five (75) feet to the place of beginning.
CONTAINING 11,792 square feet, more or less, being part of the Bingham Satterfield lot 579 Warrant 2262.
Bearings given are magnetic.
EXCEPTING AND RESERVING from the land above described, all of the coal, iron ore and minerals, petroleum, rock or carbon oil, gas and such other exceptions and reservations as are contained in the Deed from Harry G. Clay, Trustee, et al to Melvin W. Moffitt, et al dated June 29, 1900, recorded in the Recorder's Office in Deed Book 113, page 448, as fully and with the same force and effect as though above mentioned exceptions and reservations set forth in this instrument.
SUBJECT TO the conditions, covenants and the rights of the said Harry G. Clay, Trustee, et al, and Melvin W. Moffit, et al, their heirs, devisees, lessees, and assigns contained in the above mentioned Deed dated June 29, 1900, recorded in Deed Book 113, page 448, as fully and with the same force and effect as though above mentioned conditions, covenants and rights were fully and completely set forth in this instrument.
EXCEPTING AND RESERVING from the land above described all the petroleum, oil, gas and mineral strata together with all the petroleum, oil, gas mineral and volatile substances and/or their constituents existing or being at any time fo und in, on or under the land above described or any part thereof, together with the right of ingress, egress and regress upon the above described premises for the purpose of removing same by any method of removal, whether by drilling, mining or otherwise, which now be known or which may be hereafter discovered.
EXCEPTING AND RESERVING herefrom any and all pipe lines placed in, on or under the land above described, together with the rights of ingress, egress or regress to, upon and over the premises at all times, for the purpose of laying, operating, repairing and removing the pipe lines placed in, on or under the land above described, together with the right of ingress, egress or regress to, upon and over the premises at all times, for the purpose of laying, operating, repairing and removing pipe lines, telegraph, telephone and electric transmission lines, together with all wires and poles necessary for the same.
SUBJECT TO any and all right of way heretofore granted by the South Penn Oil Company, or its predecessors in title, for pipe lines, telegraph, telephone and electric transmission lines.
UNDER AND SUBJECT TO all exceptions, reservations, restrictions, easements, rights of way, building restrictions and all other matters contained or referred to in prior deeds or instruments in the chain of title or visible from an inspection of the premises.
BEING FURTHER IDENTIFIED as Tax Parcel No. 24-023-132 of the assessment records of McKean County, Pennsylvania.
Being the same premises which Daniel C. Mills and Teresa J. Mills, husband and wife, by Deed dated 09/03/2019 and recorded 09/03/2019, in the Office of the Recorder of Deeds in and for the County McKean, in Deed Instrument No. 201903055, granted and conveyed unto Hannah Zias and Tyler Ford; joint tenants with the right of survivorship and not as tenants in common.

Premises Being: 190 PITHOLE RD, Cyclone, PA 16726
SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Hannah Zias and Tyler Ford at the suit of Rocket Mortgage, LLC, f/k/a Quicken Loans, LLC f/k/a Quicken Loans Inc.
Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on February 4, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
