LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 448 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, January 21, A.D. 2026 at 10:00 a.m., E.S.T.:

ALL THAT CERTAIN piece or parcel of land situate in the Village of Davis, Keating Township, McKean County, Commonwealth of Pennsylvania, bounded and described as follows:

BEGINNING at an iron pipe, distant at right angles, two hundred (200) feet easterly from the easterly line of concert paved highway known officially as Traffic Route 59 and shown on the recorded map of lands of A.C. Holden as Main Street and being a corner common to four lots, the northeasterly corner of tract surveyed to Donald Bromley and the southwesterly corner of ten acre tract surveyed to Millard Niver;

thence North eighty-five (85) degrees fifty (5) minutes East along the division line between Broley and Niver, seven hundred and ninety-eight (798) feet to the southeasterly corner of the Niver tract; thence North four (4) degrees West along the easterly line of the Niver tract, seventy-four (74) feet to an iron pipe;

thence North fifty-three (53) degrees five (5) minutes West, seven hundred and six (706) feet to an iron pipe, marking the southeasterly corner of the lot fronting on Main Stret sold to Millard Niver, and distance two hundred (200) feet from Main Street;

thence southeasterly parallel with the adjacent course of Main Street five hundred and forty-nine feet (549) feet to an iron pipe at the place of beginning.

CONTAINING five (5) acres.

EXCEPTING AND RESERVING oil, gas and mineral rights and subject to existing rights of way and easements.

BEING THE SAME PREMISES conveyed to Donald L. Cobb, Jr. by virtue of a Deed dated January 28, 2015 and recorded on February 4, 2015 in McKean County Record Book 809, Page 748.

BEING FURTHER IDENTIFIED as McKean County Tax Assessment Map No. 24-019-104 as shown on the assessment map in the Records of McKean County, Pennsylvania

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Donald J. Cobb, Jr. at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on January 21, 2026 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
