LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 363 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, December 3, A.D. 2025 at 10:00 a.m., E.S.T.:

ALL THAT CERTAIN piece, parcel or lot of land situate in the Township of Eldred, County of McKean, Commonwealth of

Pennsylvania bounded and described as follows:

BEGINNING at a point in the South line of said road where the same is intersected by the West line of Reese;

THENCE, South along the Reese West line a distance of one hundred sixty-six feet (166’) to a corner;

THENCE, Westerly a distance of two hundred twenty-two feet (222”) to a corner;

THENCE, Northerly a distance of one hundred eight-five feet (185’) to a corner in the South line of said road;

THENCE, Easterly along the South line of the road a distance of two hundred twenty -two feet (222’) to the place of beginning.

SUBJECT to any easements whether of record or of visible possession.

BEING THE SAME PREMISES conveyed to Dennis P. Fenton by virtue of a Deed dated July 2, 1999 and recorded on July 2, 1999 in McKean County Record Book 306, Page 781.

BEING FURTHER IDENTIFIED in the McKean County Tax Assessment Records as Map No. 20-004-132.05

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Dennis P. Fenton at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on December 3, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
