By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 240 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, November 26, A.D. 2025 at 10:15 a.m., E.S.T.:

ALL THAT CERTAIN PIECE, PARCEL OR TRACT OF LAND SITUATE IN THE CITY OF BRADFORD, COUNTY OF MCKEAN AND COMMONWEALTH OF PENNSYLVANIA, BOUNDED AND DESCRIBED AS FOLLOWS, TO WIT: BEGINNING AT A THE SOUTHWEST CORNER OF THE LOT THE INTERSECTION OF CONGRESS STREET WITH TIBBITTS AVENUE; THENCE WEST ALONG SAID AVENUE 100 FEET MORE OR LESS TO LOT OF THE M. E. CHURCH PARSONAGE; THENCE NORTH TWENTY-ONE (21) FEET; THENCE EAST ONE HUNDRED (100) FEET MORE OR LESS BY LINE PARALLEL WITH SAID AVENUE TO LINE OF CONGRESS STREET; THENCE SOUTH ALONG CONGRESS STREET TO THE PLACE OF BEGINNING. PARCEL ID: 02-010-225-00 Property Address: 62 Congress Street, Bradford, PA 16701 BEING the same premises which Rosalia Salerno, by deed dated July 18, 2012 and recorded July 19, 2012 at Instrument No. 201203206 in the Office of the Recorder of Deeds of McKean County, PA, granted and conveyed unto Richard M. Hannon, in fee. AND THE SAID Richard M. Hannon departed this life on or about June 4, 2024, thereby passing their interest in the premises unto Mary M. Hoskins, known Heir of Richard M. Hannon, deceased and Unknown Heirs, Successors, Assigns and All Persons, Firms or Associations Claiming Right, Title or Interest from or under Richard M. Hannon, deceased.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Mary M. Hoskins, known heir of Richard M. Hannon, deceased and Unknown heirs at the suit of PNC Bank, N.A.

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on November 26, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
