LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 35 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, October 8, A.D. 2025 at 10:00 a.m., E.D,S.T.:

ALL THOSE CERTAIN pieces, parcels or lots of land located in the Borough of Eldred, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows, to wit:

FIRST:

BEGINNING in the center of King Street in said Borough at a point five (5) rods east of lot heretofore conveyed by T. S. Bennett to Wat Dennis:

Thence south eight (8) rods;

Thence east five (5) rods;

Thence north eight (8) rods;

Thence west by center of said King Street five (5) rods to the place of beginning.

CONTAINING about one-fourth (1/4) of an acre.

EXCEPTING AND RESERVING, however from the lands above described a strip of land off the west side of said lot, together with the building thereon, forty and one-half (40 1/2) feet wide on King Street and eight (8) rods in length, north and south.

SECOND:

BEGINNING at a point in the center of King Street in said Borough, at the northeast corner of lot now or formerly of James Kinney;

Thence by the center of King Street east, thirty-five and one-half (35 1/2) feet to the west line of lot conveyed by C. Prouty and wife to C. J. Edwards;

Thence south along west line of said n/f C. J. Edwards lot one hundred thirty-five (135) feet to the north line of lot now or formerly W.F. Burr;

Thence west along the north line of the lots now or formerly of W. F. Burr and Thomas Horan, thirty-two and one-half (32 1/2) feet to the east line of lot now or formerly of James Kinney;

Thence north along the east line of the n/f James Kinney lot, one hundred thirty-five (135) feet to the place of beginning.

Being known as: 26 King Street, Eldred, Pennsylvania 16731.

Title to said premises is vested in Paige L. Rounsville by deed from BRIAN D. BELL, SINGLE dated August 24, 2023 and recorded August 4, 2023 in Deed Book 104, Page 624 Instrument Number 202302596.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Paige L. Rounsville at the suit of Pennymac Loan Servicing, LLC

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on October 8, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
