LEGAL NOTICE By virtue of the within Writ of Execution

LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 614 C.D. 2024 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, October 8, A.D. 2025 at 10:15 a.m., E.D,S.T.:

Land situated in the Township of Corydon in the County of McKean in the State of PA.

Beginning at a point, said point being the southwest corner of lands conveyed by L.A. Smith and Joyce smith, husband and wife, to grantor by deed dated September 14, 1971 and duly recorded in the office of the recorder of deeds in McKean County records deed book vo. 465, page 421.

Thence N. 71 degrees 08 minutes E. one hundred sixty-seven and eight tenths (167.8) feet to a point, said point being the southeast corner of lands of grantor as described in aforementioned deed,

Thence N. 32 degrees 01 minutes W. one hundred forty-four (144) feet along the easterly line of grantors lands to a point in said line,

Thence S. 61 degrees 57 minutes W. one hundred sixty-five (165) feet to a point in the westerly line of grantors lands,

Thence S. 40 degrees 47 minutes E. seventy-nine and six tenths (79.6) feet to a point;

Thence S. 14 degrees 40 minutes E. forty (40) feet to the place of beginning.

Containing 21,853 square feet, or 0.5 acres, more or less, and being a part of the lands of grantor as described in aforementioned deed, in warrant 3700, Corydon Township, McKean County, Pennsylvania.

Tax Parcel Number: 19-012-124

Title vested in Thomas L. Abbott by deed from Louis Tantalo, divorced, dated August 30, 1974 and recorded with the McKean County Recorder of Deeds on October 4, 1974 at Book 488, Page 88 Instrument Number 3826. Thomas L. Abbott departed this life intestate on March 2, 2021.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Estate of Thomas L. Abbott, deceased and Any and All Unknown Heirs at the suit of LLACG Community Investment Fund

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on October 8, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
