LEGAL NOTICE
By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 5 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, October 1, A.D. 2025 at 10:00 a.m., E.D,S.T.:
Property Address: 244 West Washington Street, Bradford, PA 16701
ALL that certain piece, parcel or lot of land situate in the Township of Bradford, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows, to-wit:
BEGINNING at a point in the northerly line of West Washington Street, said point of beginning being westerly one hundred (100) feet, more or less, from a point marking the intersection of the westerly line of Poplin Avenue with said northerly line of West Washington Street. The point of beginning is the southwest corner of lot of land deeded from Simone Romanelli and Margaret Romanelli, husband and wife, to James E. Colligan and Bette J. Colligan, husband and wife, by Deed dated July 27, 1964 and recorded in McKean County Records in Deed Book Vol. 419, page 292. The beginning point is also the southeast corner of the lot herein described;
Thence northerly along the westerly line of the above mentioned Romanelli to Colligan lot, and extended one hundred sixty-eight (168) feet, more or less, to a point;
Thence in a westerly direction sixty-seven (67) feet, more or less, to a point;
Thence in a southern direction one hundred sixty-eight (168) feet, more or less, to a point in the northerly line of West Washington Street;
Thence easterly along said northerly line of West Washington Street, seventy-four and one-half (74 ½) feet, more or less, to a point, the place of beginning.
CONTAINING 0.27 acre, more or less, and being part of Warrant 3906, Bradford Township, McKean County, Pennsylvania.
SUBJECT TO the exceptions and reservations for oil and gas and mineral rights as heretofore excepted and reserved and subject, also, to all reservations, exceptions, agreements, leases, rights-of-way, restrictions, etc. as contained in prior chain of title.
BEING FURTHER IDENTIFIED as McKean County Tax Map No. 17-039A-112 as shown on the assessment map in the Records of McKean County, PA.
BEING the same premises conveyed to Nathaniel B. Thurston by deed of Kim M. Thurston, dated September 14, 2022 and recorded on September 16, 2022 to McKean County Instrument No. 202203341.
AND
Property Address: 247 Jackson Avenue, Bradford, PA 16701
ALL that certain piece, parcel or lot of land situate, lying and being in the City of Bradford, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows, to-wit:
BEGINNING at a point in the North line of Jackson Avenue in the Southwest corner of land conveyed to Myron A. Babcock by Deed dated April 25, 1912 and recorded May 25, 1912 [date of Deed was erroneously in the chain of title as July 11, 1890];
Thence Northerly at right angles with Jackson Avenue and along the West line of the Babcock lot 100 feet to a post;
Thence Westerly and parallel to the North line of Jackson Avenue fifty (50) feet to a post;
Thence Southerly and parallel to the first described land one hundred (100) feet to a post in the North line of Jackson Avenue;
Thence Easterly along the North line of Jackson Avenue fifty (50) feet to the place of beginning.
BEING Lot NO. 15 of John Barry’s lots as laid out by J.A. Seymour, Surveyor.
BEING FURTHER IDENTIFIED as McKean County Tax Map No. 04-013-115 as shown on the assessment map in the Records of McKean County, PA.
BEING the same premises conveyed to Nathaniel B. Thurston by deed of Kim. M. Eaton, now by marriage, Kim M. Thurston, dated September 14, 2022 and recorded on September 16, 2022 to McKean County Instrument No. 202203342.
SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Nathaniel B. Thurston and Thurston Enterprises, LLC at the suit of CNB Bank
Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on October 1, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
