By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 115 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, September 17, A.D. 2025 at 10:15 a.m., E.D,S.T.:
ALL that certain lot or tract of land situate in the Township of Liberty, County of McKean and Commonwealth of Pennsylvania, being known as Lot No. 2 as shown on a certain plan entitled Minor Subdivision Plan Prepared for Meola and Fuller, as recorded in the Office of the Recorder of Deeds of McKean County, Pennsylvania in Map Book 10, page 199.
Having erected thereon one two-story frame house and a frame barn along with a 2023 Eagle River Hudson Double Wide Manufactured Home.

BEING THE SAME PREMISES which Melvin Fuller, widower, by deed dated June 6, 2022 and recorded on June 8, 2022 in the office for the recording of Deeds in and for the County of McKean at instrument number 202201967, granted and conveyed unto Melvin E. Fuller and Tamara L. Fuller, husband and wife, their heirs and assigns.
NOTICE – THIS DOCUMENT DOES NOT SELL, CONVEY, TRANSFER OR INSURE THE TITLE TO THE COAL AND RIGHT OF SUPPORT UNDERNEATH THE SURFACE LAND DESCRIBED OR REFERRED TO HEREIN, AND THE OWNER(S) OF SUCH COAL MAY HAVE THE COMPLETE LEGAL RIGHT TO REMOVE ALL OF SUCH COAL AND, IN THAT CONNECTION, DAMAGE MAY RESULT TO THE SURFACE OF THE LAND AND ANY HOUSE, BUILDING OR OTHER STRUCTURE ON OR IN SUCH LAND. Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on September 17, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
