    LEGAL NOTICE By virtue of the within Writ of Execution

    LEGAL NOTICE

    By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 687 C.D. 2024 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, August 6, A.D. 2025 at 10:15 a.m., E.D,S.T.:

    ALL THAT CERTAIN PIECE, PARCEL OR LOT OF LAND situate and lying in Warrant 4329, Township of Ceres, County of McKean and Commonwealth of Pennsylvania being more particularly bounded and described as follows:

    BEGINNING at a point in the center of Pennsylvania Route 44, the northeast corner of a parcel of land conveyed to Thomas C. and Margaret E. Safford as recorded in McKean County Deed Book 445, Page 314;

    THENCE, from the Point-of-beginning, South 6° 51' 44" West four hundred forty-three and four hundredths (443.04) feet to an iron rod in the southerly bounds of a parcel of land conveyed to Ruth Walker as recorded in McKean County Deed Book 239, Page 416;

    THENCE, South 68° 14' 41" West along the said southerly bounds one hundred thirty -six and sixty-nine hundredths (136.69) feet to an iron rod, the southwesterly corner of said parcel:

    THENCE, North 0° 21' 43" west along the westerly bounds of said parcel two hundred sixty and seventy -seven hundredths (260.77) feet to a concrete monument:

    THENCE, North 7° 30' East continuing along said westerly bounds two hundred fifty (256.00) feet to a point;

    THENCE, South 83° 04' 04" East one hundred fifty (150.00) feet to a point, the Point-of-Beginning.

    CONTATNING one and five hundred eighty-eight thousandths (1.588) acres.

    EXCEPTING that portion of this description lying within the highway bounds as shown on a map entitled "Subdivision of Three Lots – Southside of Route 44" by Frank J. Janer, P.E., L.S. dated February 11, 1987.

    This conveyance of premises is exempt from Stale Realty Tax Paid by reason of the fact that said transfer is between Mother to daughter and son-in-law.

    TOGETHER with all and singular, the said property, improvements, ways, waters, water courses, rights, liberties, privileges, hereditaments and appurtenances whatsoever thereunto be-longing, or in anywise appertaining, and the reversions, and remainders, rents, issues and profits thereof, and all the estate, right, title, interest, property, claim and demand whatsoever, of the said party of the first part, in law, equity or otherwise howsoever, of, in and to the same and every part thereof,

    BEING KNOWN AS: 68 ROUTE 44 SHINGLEHOUSE, PA 16748

    TITLE TO SAID PREMISES IS VESTED IN THOMAS C. SAFFORD AND MARGARET SAFFORD,

    HUSBAND AND WIFE, AS TENANTS BY THE ENTIRETY BY DEED FROM RUTH KING (FORMERLY RUTH WALKER), DATED MAY 6, 1987 RECORDED MAY 11, 1987 IN BOOK NO. 64 PAGE 118 THOMAS C. SAFFORD IS DECEASED, DATE OF DEATH IS FEBRUARY 25, 2016 MARGARET SAFFORD IS DECEASED, DATE OF DEATH IS MARCH 26, 2022

    SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Margaret E. Safford, deceased and Patricia Shreve, Timothy Safford, Lea Dorrett, Charity Safford, Zachary Slater and Unknown Heirs, all in their capacity as heirs of Margaret E. Safford, deceased at the suit of Deutsche Bank National Trust Company, as Trustee for Ameriquest Mortgage Securities Inc., Asset-Backed Pass Through Certificates, Series 2004-R11

    Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on August 6, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
