LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 334 C.D. 2018 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, August 6, A.D. 2025 at 10:00 a.m., E.D,S.T.:

ALL THAT CERTAIN piece, parcel or lot of land situate, lying in the Wetmore Township, McKean County, Pennsylvania, in Lot 2990, Subdivision 423, bounded and described as follows:

BEGINNING at a point in the southerly line of the Jo Jo Road, marking the northeast corner of land now or formerly of Barber, and being seventy-five feet (75 ft.) easterly along said road from the northwest corner of land formerly of Gust Moline; thence southwardly along the said easterly line of land now or formerly of Barber one hundred feet (100 ft.); thence easterly parallel with Jo Jo Road seventy feet (E. 70 ft.); thence northwardly parallel with the easterly line of land now or formerly of Barber one hundred feet

(N. 100 ft.) to the southerly line of said Jo Jo Road; thence westerly along said southerly line seventy feet (W. 70 ft.) to the place of beginning. Containing seven thousand square feet (7,000 sq. ft.) of land, more or less.

TOGETHER with all improvements located thereon.

BEING THE SAME PREMISES conveyed to Kevin A. Olewinski and Tara Walker as joint tenants with right of survivorship and not as tenants in common by virtue of a Deed dated July 26, 2013 and recorded on July 31, 2013 in McKean Record Book 766 Page 208.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Kevin A. Olewinski and Tara Walker at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on August 6, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
