LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County,Pennsylvania, No. 27 C.D. 2025 And to me directed, I will expose to Public Sale at the Sheriff’s Office,Smethport, Pennsylvania on Wednesday, June 25, A.D. 2025 at 10:00 a.m., E.D,S.T.:

ALL THAT CERTAIN lot of land situate in the City of Bradford, County of McKean and Commonwealth of Pennsylvania, bounded as follows, to wit:

BEGINNING at an iron monument marking the southwest corner of lot now or formerly owned by Mrs. Rosanna R. Brown, formerly owned by Mrs. Louisa Roth, in the east line of Kennedy Street;

Thence easterly and at right angles to said Kennedy Street, along the said Brown’s south lot line one hundred and thirty (130 ) feet to an iron monument, at said Brown’s southeast corner;

Thence northerly along the east line of lots of said Rosanna R. Brown, Violet Hambly and Mary J. George, one hundred and thirty (130) feet to a post;

Thence easterly by the south line of land of Clara Groves fifty-five (55) feet to post;

Thence southerly by the westerly line of the Bradford School District lot forty (40) feet to a post in the north line of land now or formerly of T.R. Hoskins;

Thence westerly by the north line of T.R. Hoskins forty-seven and one half (47 and 1/2) feet to a post;

Thence southerly one hundred and sixty-two (162) feet to the northly line of Williams Street;

Thence westerly along the north line of Williams Street one hundred thirty -seven and one half (137 and 1/2) feet to the easterly line of Kennedy Street;

Thence northerly along the easterly line of Kennedy Street seventy-two (72) feet to the place of beginning.

IT BEING UNDERSTOOD that the seven and one half (7 and 1/2) feet hereby conveyed which lies in the rear east of land now or formerly of Violet Hambley and Rosanna R. Brown and extends south to the north line of Williams Street together with seven and one half (7 and 1/2) feet directly east of said first mentioned strip of land, is used as a drive for the bene fits of the owner of the property hereby conveyed and the property now or formerly owned by T.R. Hoskins, and that the interest of the first party herein in said drive is hereby conveyed, subject to the rights of the party owning the T.R. Hoskins lot to use the same drive and subject to an agreement between the owners of said lots to maintain said drive. The lot formerly owned by T.R. Hoskins and now or formerly owned by Archie C. Johnson and Ethelyn E. Johnson, together with the right to use said drive.

UNDER AND SUBJECT TO all exceptions, restrictions, reservations, easements, and rights of way contained in the chain or title or visible by inspection.

SUBJECT TO the certain Right of Way Agreement by and between Egidio D. Chirillo and Dorthy J. Chirillo, Husband and Wife to National Fuel Gas Distribution Corporation dated June 11, 1997 and recorded in and for the records of McKean County in Record Book 260, Page 210.

BEING THE SAME PREMISES conveyed to Elizabeth J. Grohe by Deed dated April 3, 2017 and recorded April 6, 2017 in McKean County Record Book 869, Page 865.

ALSO BEING THE SAME PREMISES conveyed Elizabeth J. Grohe, single, by Deed dated February 7, 2018 and recorded March 5, 2018 in McKean County Record Book 893, Page 605.

BEING FURTHER IDENTIFIED as McKean County Tax Map No. 04-005-201 as shown on the assessment map in the Records of McKean County, Pennsylvania.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Elizabeth J. Grohe at the suit of Hamlin Bank and Trust Company

Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on June 25, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
