By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 127 C.D. 2019 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, June 11, A.D. 2025 at 10:00 a.m., E.D,S.T.:
All that certain tract or parcel of land situate in Warrant 6122, Township of Annin, County of McKean and Commonwealth of Pennsylvania, as shown on a Plan of Survey No. J0380 dated September 25, 1987, by Charles G. Lang, Professional Land Surveyor, and being more particularly bounded and described as
follows:
Beginning at a point In the center of Legislative Route 42018, said point being the Southwesterly corner of a certain tract of land heretofore conveyed by Phillip A. Wingard and Phyllis Wingard, husband and wife, to Edward Laiss and Ciara Laiss, husband and wife, by Deed Dated April 7, 1977, and recorded in Deed Book Volume 504, at Page 93, McKean County, Records;
Thence Northwesterly along the center line of the Legislative Route 42018, N 54 degrees 55' 38” W. 141.23 feet to a point;
Thence still along said center line, N 49 degrees 30' 28” W, 25.77 feet to a point, said point being the Southeasterly corner of other lands of Bernard E. Schwartz and Mercedes M. Schwartz, husband and wife;
Thence Northeasterly along other lands of Bernard E. Schwartz and Mercedes M. Schwartz, husband and wife, N. 44 degrees 00' 30" E, 386.10 feet to a 1" iron pipe found on the South line of lands N/F of Conrad;
Thence Easterly along a line of N/F Conrad, S 88 degrees 57' 56" E, 941.00 feet to a 1” iron pipe found in stones;
Thence Southerly along a line of lands N/F of Johnson, S 00 degrees 28' 48” W. 486.74 feet to a 1/2" street re-bar set this survey, said re-bar being the Northeast corner of lands N/F of Painter;
Thence Northwesterly along the North line of the Phillip Wingard Subdivision, N 69 degrees 16' 00" W. 300.00 feet to a 5/8" street re-bar set this survey;
Thence along said Subdivision North Line N. 65 degrees 47' 40" W. 300.00 feet to a 5/8" Street re -bar set this survey;
Thence still along the North Subdivision line, N 61 degrees 09' 30" W. 310.00 feet to a 5/8" street re-bar set this survey at the Northwest corner of lands N/F of Laiss;
Thence Southwesterly along lands N/F of Laiss, S 42 degrees 04' 12' W. 364.57 feet to the point of beginning.
Containing 7.32 acres of land, more or less.
Excepting and reserving from and out of the land conveyed all the oil, gas and petroleum and other minerals situate In, on and under the same, together with the right to the use of and occupancy of so much of the surface of the land and underground and surface waters as may be necessary and convenient In drilling for, producing and removing the same.
Excepting and reserving a certain right of Way Fifty (50) feet wide for use as a roadway excepted In a Deed from Phillip A. Wingard and Phyllis Wingard, husband and wife, to Bernard E. Schwartz and Mercedes M. Schwartz,
husband and wife, said Dated July 19, 1979 and recorded in Deed Book Volume 570, Page 187 of the McKean County Records.

A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on June 11, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
