LEGAL NOTICE

By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 1 MLD 2024 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, May 7, A.D. 2025 at 10:00 a.m., E.D,S.T.:

ALL THAT CERTAIN piece, parcel, or tract of land situate lying and being in the City of Bradford, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows:

BEGINNING at an iron pipe at the northwest corner of Lot No. 49 of the Welch Estate as surveyed by P. Chapman in November, 1895;

thence North 63 degrees 57 minutes East along the northerly line of Lot No. 49, 47.37 feet to a pipe at the northwesterly corner of Lot No. 48;

thence South 13 degrees 20 minutes East along the westerly line of Lot No. 48, 55 feet to an iron pipe;

thence South 70 degrees 40 minutes West 36 feet to a pipe in the easterly line of Bagley Alley;

thence North 25 degrees 30 minutes West along aid Bagley Alley 49.5 feet to the place of beginning.

TOGETHER WITH all improvements located thereon.

UNDER AND SUBJECT TO reservations, restrictions, easements, and rights-of-way as recorded in prior chain of title.

BEING THE SAME PREMISES which Steve E. Fowler and Jami A. Fowler, husband and wife, by Deed dated 01/29/2016 and recorded 02/11/2016 in the Office of the Recorder of Deeds in and for the County of McKean in Record Book 839. Page 105, granted and conveyed unto Matthew M. Johnston, single.

BEING FURTHER IDENTIFIED as McKean County Tax Assessment Map NO. 6-6-207-01 as shown on the assessment map in the Recorder’s Office of McKean County, Pennsylvania.

SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Matthew M. Johnston at the suit of Bradford Sanitary Authority Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on May 7, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
