LEGAL NOTICE
By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 550 C.D. 2024 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, April 30, A.D. 2025 at 10:00 a.m., E.D,S.T.:
ALL THAT CERTAIN piece or parcel of land situate in the City of Bradford, County of McKean and Commonwealth of Pennsylvania, bounded and described as follows, to wit:
BEGINNING at a post at the point of the intersection of the South line of Elm Street and the East line of Avenue B;
THENCE southerly along the East line of Avenue B fifty (50) feet to a post;
THENCE easterly by a line running at right angles with said Avenue B and parallel with said Elm Street fifty (50) feet to a post;
THENCE northerly by a line parallel with said Avenue B fifty (50) feet to the South line of Elm Street;
THENCE westerly along the South line of said Elm Street fifty (50) feet to the place of beginning.

BEING the same premises which J.L. Lucarelli, by deed dated April 11, 2001 and recorded April 17, 2001 at Book 349, Page 417 in the Office of the Recorder of Deeds of McKean County, Pennsylvania, granted and conveyed unto Jennifer A. Lindquist and Ronald Alan Miller, Jr., as joint tenants with the right of survivorship, in fee. AND THE SAID Ronald Alan Miller, Jr. departed this life on or about June 2, 2021, thereby vesting title solely unto Jennifer A. Lindquist by operation of law.

suit of US Bank, N.A. as Indenture Trustee for Towd Point Mortgage Trust 2018-1
Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on April 30, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
