LEGAL NOTICE
By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 471 C.D. 2024 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, April 23, A.D. 2025 at 10:00 a.m., E.D,S.T.:
FIRST: ALL that certain piece, parcel or lot of land situate in the Borough of Port Allegany, County of McKean and State of Pennsylvania, described as follows, to-wit:
BEGINNING at a point in the center of East Ransome Street, said point being north sixty-one degrees thirty minutes east (N. 61° 30' E.) four hundred twenty-nine (429) feet from the intersection of Main Street and East Ransome Street;
thence south twenty-eight degrees thirty minutes east (S. 28° 30' E.) one hundred sixty-two (162) feet;
thence north, sixty degrees thirty minutes east (N. 60° 30' E.) fifty (50) feet;
thence north twenty-eight degrees thirty minutes west (N. 28° 30'W.) one hundred sixty-two (162) feet to a point in the center of East Ransome Street;
thence south sixty-one degrees thirty minutes west (S. 61° 30' W.) along the center of said Ransome Street fifty (50) feet to the place of beginning.
Being Lot No. 11 of the B.P. Hardes Estate, as shown by map recorded August 14, 1940, in Map Book 2 at page 78 of the records of McKean County
Second: All that certain piece, parcel or lot of land, situate, lying and being in the Borough of Port Allegany, County of McKean and State of Pennsylvania, counded and described as follows, to-wit:
BEGINNING at a point in the center of East Ransom Street, said place of beginning being the northeast corner of Lot No. 9 on the map which is known as Lot Layout of B. P. Hardes Estate, which is recorded in Map Book 2, at page 78;
thence south twenty eight degrees east (S. 28° E.) one hundred sixty two (162) feet, more or less, along the eastern boundary of said Lot No. 9 to a point;
thence north sixty one degrees thirty minutes east (N. 61° 30' E.) fifty (50) feet, more or less, to a point, the southwest corner of Lot No. 11;
thence north twenty eight degrees thirty minutes west (N. 28° 30' W.) along the western line of said Lot No. 9 one hundred sixty two (162) feet, more or less, to the center of East Ransom Street;
thence south sixty one degrees thirty minutes west (S. 61° 30' W.) fifty (50) feet, more or less, to the place of beginning.
Being known as Lot No.10 of the said layout of lots of the B. P. Hardes Estate in said borough, which layout was recorded on August 14, 1940 in the said Map Book 2, at page 78, McKean County Records.
EXCEPTING AND RESERVING from Parcel SECOND above that parcel of land conveyed from Lawrence O'Connor and Marian L. O'Connor, husband and wife, to Ralph F. Hardes and Twila M. Hardes, husband and wife, by deed dated April 24, 1956 and recorded April 24, 1956 in Deed Book 355, page 151 of the McKean County Records, and being more specifically described as follows:
ALL THAT CERTAIN piece, parcel or lot of land situate, lying and being in the Borough of Port Allegany, County of McKean and State of Pennsylvania, bounded and described as follows, to-wit:
BEGINNING at a point in the center of East Ransome Street, the northeast corner of Lot No. 9 on the Lot Layout of B. P. Hardes Estate, recorded in Recorder's Office of McKean County in Map Book 2 at page 78;
Thence south twenty-eight (28) degrees thirty (30) minutes east, one hundred sixty-two (162) feet, more or less, to a point;
Thence north sixty-one (61) degrees thirty (30) minutes east, twenty-five (25) feet to a point;
Thence north twenty-eight (28) degrees thirty (30 minutes west one hundred sixty-two
(162) feet, more or less, to a point in the center line OF East Ransome Street;
Thence south sixty-one (61) degrees thirty (30) minutes west twenty-five (25) feet to the place beginning, and being the western one-half of Lot. No. 10 of the said lot layout of the B.P. Hardes Estate
Being further identified as Tax Parcel ID No. 14-001-406 of the assessment records of McKean County, Pennsylvania.
BEING the same premises conveyed to Lisa A. Daniels, single, by Robert L. O'Connor, Executor of the Estate of Marian L. O'Connor by deed dated April 6, 2005 and intended to be recorded contemporaneously herewith.

Servicing
Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on April 23, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
