By virtue of the within Writ of Execution issued out of the Court of Common Pleas of McKean County, Pennsylvania, No. 502 C.D. 2023 And to me directed, I will expose to Public Sale at the Sheriff’s Office, Smethport, Pennsylvania on Wednesday, April 23, A.D. 2025 at 10:15 a.m., E.D.S.T.:
ALL THOSE CERTAIN PIECES, PARCELS OR LOTS OF LAND SITUATE IN THE BOROUGH OF MOUNT JEWETT, COUNTY OF MCKEAN AND STATE OF PENNSYLVANIA, BOUNDED AND DESCRIBED AS FOLLOWS, TO-WIT:
PARCEL I
BEGINNING AT A POINT IN THE NORTH LINE OF FULLER STREET, FOUR HUNDRED EIGHT (408) FEET EAST FROM THE NORTHEAST CORNER OF FULLER STREET AND BOYD STREET (NORTH) AND WHICH SAID POINT MARKS THE SOUTHEAST CORNER OF LAND HERETOFORE CONVEYED BY EVERETT E. REEP, ET UX., TO OAKES;

THENCE NORTH ALONG LANDS OF PARCEL I, ABOVE, ONE HUNDRED SIXTY-FOUR (164) FEET; THENCE FAST AND PARALLEL WITH FULLER STREET, TWENTY (20) FEET TO A POST;
THENCE SOUTH AND PARALLEL WITH EAST LINE OF PARCEL I, ABOVE, ONE HUNDRED SIXTY-FOUR (164) FEET TO NORTH LINE OF FULLER STREET;
THENCE WEST ALONG NORTH LINE OF FULLER STREET, TWENTY (20) FEET TO THE PLACE OF BEGINNING.
EXCEPTING AND RESERVING THE SEWER AND RIGHT OF WAY FOR THE SAME AS IT IS NOW CONSTRUCTED ACROSS THE SECOND DESCRIBED PREMISES, TOGETHER WITH THE RIGHT OF RIGHTFUL OWNERS TO ENTER UPON SAID LAND FOR THE PURPOSES OR REPAIRING AND MAINTAINING THE SAID SEWER, AND NO BUILDINGS SHALL BE CONSTRUCTED OVER SAID SEWER LINE.

Title to said premises is vested in Gary E. Ellsworth and Jeanne P. Ellsworth , as husband and wife by deed from dated July 2, 2015 and recorded September 21, 2015 in Deed Book 827, Page 594 Instrument Number 201503868. The said Gary E. Ellsworth died on May 16, 2021 thereby vesting title in Jeanne P. Ellsworth by operation of law The said Jeanne P. Ellsworth died on April 13, 2023 without a will or appointment of an Administrator, thereby vesting title in Darren Myers, Known Surviving Heir of Jeanne P. Ellsworth and Unknown Surviving Heirs of Jeanne P. Ellsworth by operation of law.
SEIZED AND TAKEN IN EXECUTION and will be sold as the property of Darren Myers, heir of Jeanne P. Ellsworth and Unknown heirs at the suit of Finance of America Reverse, LLC
Notice is given to all parties in interest and claimants that all claims to the property must be filed with the Sheriff before the sale and claims to the proceeds from the sale before distribution. A Sheriff’s Schedule of Distribution will be filed in the Sheriff’s Office on April 23, 2025 and distribution of the sales proceeds will be made in accordance with the schedule unless exceptions are filed within ten days.
